Wingate and Withers offer THREE different services to suit your needs, this can be decided once we have a tenant.

Let Only - (5% of the rent incl VAT)

If you are looking for just a tenant find, this is the one for you.

We will take high quality photos, advertise your property on all the portals and arrange the viewings at a suitable time for you. Once we find a suitable tenant, we will arrange for the tenancy agreement to be drawn up, (£216 per tenancy incl VAT), arrange for the inventory to be done (optional at an extra charge of approximately £125.00 - £250.00 incl VAT, depending on the property size) for further information please read the PDF with an introduction to inventories and see an example of the inventory check in (pdf of example) We will then register the deposit money with the Tenancy Deposit Scheme for a charge of £60.00 incl VAT.(https://www.tds.gb.com/landlords-overview.html). It will be down to the new tenants to inform the utility suppliers of the meter readings. The commission is calculated over the first twelve months and there is NO renew fee applicable for future years. This payment is due on the first months rent, as all further payments come directly to yourself.

Rent Collect - (9% of the rent incl VAT)

If you are looking for rent collect, Wingate and Withers will receive the rent and if it is late we will chase the payments.

It is the same as above but instead of the commission being calculated over the first twelve months it is deducted monthly, more of a drip feed. We will take high quality photos, advertise your property on all the portals and arrange the viewings at a suitable time for you.
Once we find the perfect tenant, we will arrange for the tenancy agreement to be drawn up (£216.00 per tenancy agreement incl VAT), arrange for the inventory to be done (optional at extra charge of approximately £125.00 - £250.00 incl VAT, depending on the size of the property) for further information please read the PDF with an introduction to inventories (intro to inventories) and see an example of the inventory check in (pdf of example). Fully Managed
- (11% of the rent incl VAT)

Wingate and Withers offer a high level of service to the landlords, ensuring that the tenants have contact 24/7. The commission is deducted monthly with a full rental statement being provided monthly. This service detaches you from the management and contact with the tenants, for more information please read our terms and conditions of business.

We will take high quality photos, advertise your property on all the portals and arrange the viewings at a suitable time for you. Once we find the perfect tenant we will arrange for the tenancy agreement to be drawn up (£216.00 per tenancy incl VAT) and arrange for the inventory to be done (optional at extra charge of approximately £125.00 - £250.00 incl VAT, depending on the size of the property) for further information please read the PDF with an introduction to inventories (intro to inventories) and see an example of the inventory check in (pdf of example). Once the tenants have been in the property for three months we will arrange for a property visit and report back to you. If we felt confident that the tenants have looked after your property we will revisit at six months, and should we have any doubts we will revisit within a reasonable time scale. Wingate and Withers will deal with all the management and maintenance of your home, according to the terms and conditions of business

Other important considerations for Landlords before Letting:

  • Written consent must be obtained from your Mortgage Provider/Freeholder (if property is leasehold).
  • Your Insurance Company must be notified that the property is to be rented out and appropriate insurance obtained for a tenanted property. There are specialist insurance companies who can provide this and we would be happy to assist you.
  • The Inland Revenue must also be informed within 6 months of letting your property, flat or apartment in the UK and failure to do so will incur penalties, interest and other consequences. The Inland Revenue are apt to deal harshly with Landlords who do not declare rental income and it is always best to seek advice on tax planning and Capital Gains Tax from a fully qualified Accountant. 
  • Mail should be redirected with the Post Office.
  • Further copies of keys will need to be provided, at least two if you have Management Agents acting for you.
  • Utilities such as gas/electricity/water/telephone & Council Tax will have to be transferred to the successful Tenant.
  • An Inventory and Check In should be drawn up. This is an important legal document which forms an integral part of the Tenancy Agreement and, as such, it is a false economy to prepare your own in most cases.
  • In the event that any dispute concerning loss or damage to your property is not amicably resolved then the matter will be referred to the Courts and arbitration but should be noted that any judgement will be on the basis of written documentation – the Inventory
  • All operating instructions must be left in the property for the Tenant’s benefit
  • Furniture and Furnishings – The Furniture and Furnishings (Fire) (Safety)Regulations 1988 (amended 1989 & 1993)  - Soft furnishings (such as mattresses, settees, bed bases, cushions and padded headboards) must meet fire resistance standards and bear a permanent  label confirming this. If compliance cannot be proved, the item must be removed and replaced.
  • Smoke detectors and carbon monoxide – All properties must have a working smoke alarm fitted on every floor and due to latest legislation, it is now required for every property to have a working carbon monoxide detector fitted.

  • Obtaining competitive quotations and, upon approval, arranging for necessary repairs/maintenance to be carried out
  • Contacting the Tenant and arranging for renewals and/or check-out as necessary .
