Tenant Guidelines 

Wingate and Withers are qualified members of ARLA based in Maybury, that are here to assist you in finding your next home. We are a friendly team who are here to help you whether this is the first time you are renting or experienced in renting. Looking for a property

We have a wide variety of properties available that may be just what your looking for on our website www.wingateandwithers.co.uk or if you cant find the ideal house please either complete the request property search form  or call with a brief description of your requirements.

It would be useful to know

Reserving a property

Once you have found the ideal property and we have agreed a move date, we would require you to complete the application form for references. Every tenant over the age of 18 would be referenced by rent4sure. (Click here). and the cost for this is £60 (incl VAT) per person. The referencing fee and tenancy agreement fee is non-refundable should the references be unsatisfactory or either party withdraw from the offer.

The referencing requirements are credit checks, previous landlords reference, identity and employment status. you will be required to prove two forms of identification, one with your passport or driving license and a utility bill within the last 3 months, i.e council tax bill. Occasionally, a guarantor would be required if the tenant does not fulfil the criteria to satisfactory references. This would be an additional fee of £60 (incl VAT) and they would be required to complete the guarantor form (click here). The guarantor would be named on the tenancy agreement and liable for the property and the rent as much as the tenants are.

Upon satisfactory references, Wingate and Withers will prepare the tenancy agreement at a cost of £216 (incl VAT).

Preparing for the check in

Once the tenancy agreement has been sent out, we would require the deposit money of a month and half (subject to no additional clauses) and the first months rent in cleared funds FIVE days prior to the move in date. This will ensure that all the monies are received before the start of the tenancy.

Wingate and Withers would discuss with the landlord if they require an independent inventory clerk, if so, the landlords will pay for check in and the tenants would be required to pay for the check out. This would be deducted at the end of the tenancy from the deposit money. This is usually approximately £108 (incl VAT) depending on the size of the property.

It is important to go through the document carefully as this will be referred to at the end of the tenancy to ensure that you are not responsible for any damage and have your deposit money returned. please see the link to an example of the check-out PDF 

Tenants Responsibility for Utilities

Upon calculating the costs of your new property please remember it would be the tenants responsibility to pay for:

  • Council Tax
  • Water
  • Electricity
  • Gas
  • TV license
  • Broadband or phone line.

Tenancy Agreement

The information we receive from the referencing will be used for the tenancy agreement, it would be mandatory to receive the signed tenancy agreement and prescribed information before the start of the tenancy from the named tenants and guarantor,(if applicable).
The tenancy agreement is for twelve months, and upon request from landlord and tenant we would apply a break clause at four months providing two months notice, and thereafter.

Deposit Money

The standard deposit money is a month and half, however, there are a few exceptions which include pets or agreed terms that are in the tenancy that could reflect on the amount of deposit money required.
The deposit money will be registered with the Tenancy Deposit Scheme, and within 10 days from the start of your tenancy you will receive a certificate and tenant guidelines on the scheme. Once you have moved in

It is the landlords decision if they wish to manage the property, and we will inform you immediately of the contact numbers should the property be either managed by Wingate and Withers or managed by the landlord.

Once you have moved in, we will provide you with:

  • Signed tenancy agreement from the landlord
  • Signed prescribed information from the landlord
  • Copy of your TDS certificate, protecting your deposit money
  • Tenants guidelines for the TDS
  • EPC
  • Copy of the landlords gas safety (if applicable)
  • Standing order mandate
  • Landlords contact details (if Wingate and Withers are not managing the property)

In all tenancies, it will be the tenants responsibility to inform the main Utilities of the meter readings from check in including water, council tax, electricity and gas.
